The Numbers Game with Direct Advertising to Russian Buyers

In the previous post we have talked about the number of Russian realtors you might want to get involved with - to cooperate in bringing you a successful property sale to a Russian buyer.
Now let's see what you can do if you want to advertise your property for sale in Russian to find Russian buyers directly - this way you don't pay a commission on sale.
First, you have to decide whether you are ready to develop your own real estate Russian website and promote it on the Russian internet to bring you a solid traffic of prospective Russian buyers constantly - an option which is suitable mostly for developers or realtors with many properties and who are willing to arrange a long-time presence in the buying Russian market.
Or you may want to use just ads or listings on the existing Russian real estate portals for international properties for sale - another option for selling just one property or multiple properties to the Russian buyers without designing your own platform on the Russian internet, but using somebody else's already developed online facilities for a fee.
Let's look at this popular advertising method on the Russian portals in more details:
Second, now you have to prepare the list of the Russian websites to showcase your property for sale - preferably the best in terms of getting more traffic and pay less at the same time if possible. A task by itself - actually it'll make or break a future success in sale.
The websites you choose should be targeting just your type of a Russian buyer (let's say those who are willing to buy a mansion won't look for it in a Penny Saver, or those who are willing to buy a beach property will probably search the type of Fun-in-the-Sun websites, etc.)
Third, having the list of prospective advertising venues, you start to compare their exact terms and pricing - to get you a desired sale and fit in your marketing budget.
In one of the past newsletters I've attempted to evaluate a number of the internet viewers you need to attract to your property listing to have a sale eventually. Not an easy task it was to find the stats, but anyhow I've come up with an average number of 3,000 viewers in a reasonable time frame of 3 to 6 months (some will be just lookers, some might be future buyers, some will inquire, some will become really serious and one will buy!).
Of course, once again - it's in general, on average, statistically speaking, while your particular case will depend a lot on the current market situation, demand and supply of similar properties, your pricing, etc., etc., etc.
Thus, the adequate amount of advertising on the proper Russian real estate websites for international properties for sale - to bring enough targeted internet visitors - is the ground for your success in direct sales to the Russian buyers.
