Russian investors' varieties

As we have already acknowledged, today more and more "Russian buyers" turn into "Russian investors" who are purchasing international properties not for pleasure (as they often did in the past), but for profit.

There are two major groups of the Russian investors in international properties:

- Wealthy people who first of all are interested in saving their moneys in politically and economically stable environments by investing in real estate abroad (of course, they do not mind to extract some income from their investments as well)

- Middle class businessmen who prefer to really get income from their real estate investments now (of course, they do not mind to have appreciation on their properties at all)

Depending on your property for sale that you'd like to market to the Russian buyers/investors, your marketing strategy may refer to one of these groups or both if applicable.

Talking about return-on-investment numbers we have to remember that the Russians have a bit higher expectations in this regard than the Westerners, as in Russia they used to have those higher profits from the real estate investments and thus they transfer their hopes to other countries. But at the same time many realtors report that the Russian investors become more and more realistic and accepting that in established economies the profit margins are usually lower.

So, to answer the request of the Russian investors, your marketing materials may contain the information on the following:

- Some pricing charts, comparable sales and projections on appreciations (if any) for the type of properties you offer for sale - for the first group

- Some healthy numbers of return-on-investment - for the second group

At last we have to mention a specific group of the Russian investors who are seeking a second passport or rights of living and working (doing business) in other countries.

If your property's type and pricing fits into your country's regulations for such foreign seekers of citizenship or living/working rights, do not forget to say so in your marketing materials to attract this group of the foreign (including Russian) buyers to your property for sale.
