How to evaluate your property’s chances to be sold internationally

Before you start spending your real estate marketing budget on advertising your property internationally, it’s a wise idea to go online and see competing properties for sale to evaluate your own chances to sell.

Ok, let’s have a look at some example of such a research. For the purpose of this article, it will be a part of a very shortened version of what can be done if you need really meaningful results for your decision making about international real estate advertising.

Let’s consider the following task: you want to sell a condominium in Bangkok, Thailand for $400k to a Russian buyer, as you have done your homework and know that Russians buy a lot of properties in Thailand nowadays. How and where to start your market research?

You go to one of the popular Russian real estate portals with international properties, install filters and find 5 listings of properties that are exactly similar to yours (it’s a sample for simplicity). Then you open each of the listings for investigation: how good or bad is the description, how many photos are taken and how good is the quality, what perks are offered for a buyer if any, how long ago the listing was published and how many visitors attracted, etc.

In our sample we can actually see that all 5 competing properties were published less than 6 months ago, attracted from 500 to 1500 viewers, some descriptions are better than others, some offer online showing and closing the deal remotely, some take payments in Russian rubles or crypto, others don’t say anything about any perks for buyers, etc.

Thus, you already have some useful info for your own publication if you want to be chosen over the competition, right?

Then you search for comparable properties for sale on other suitable websites as well, and collect more info, including knowledge of which websites might be more valuable than others for advertising just your property.

It was a general outline of what needs to be done to get the best of success from your international advertising of a property-for-sale.

Actually, not much different from what you do researching on MLS (if your country has it) or on the internet in your own language, it just has to be done in the language of the internet of your potential buyers (where they are most likely to go and look for properties-for-sale like yours).
