Good and Bad in Property Descriptions for Real Estate Foreign Buyers
July 01, 2020

Hi Everyone,

Good and Bad in Property Descriptions for Real Estate Foreign Buyers

Here are the real descriptions of 2 condos for sale in South Florida – same size, same type of older buildings, same street, and same asking price:

1. "Wonderful location close to beaches, entertainment, restaurants, etc.! This 1/1 features redone kitchen, ceramic tile floors, updated bath and so much more. Make this your home today!"

and

2. "Fabulous investment opportunity 1/1 located within 1 mile from the beach! All ages building. Very low maintenance only $164/month. This coop owns her lands, no land lease. Friends & Guests can use the unit up to 8 weeks / year with no approval needed. Family can come anytime. This unit offers CENTRAL A/C & HIGH IMPACT WINDOWS. New exteriors doors with keyless entry locks. TANKLESS WATER HEATER & NEW ELECTRIC PANEL. Remodeled KITCHEN with new cabinets, appliances, countertop, sink & faucet & Water filtration System. This condo is sold FURNISHED, TURNKEY! NO NEED TO SHOP! Murphy bed for your guests. Totally remodeled bath. Building well maintained with new ELEVATOR, heated pool, BBQ & Laundry Rm. X-Storage. 40 years inspection done. Walk to beach, stores, casino & restaurants. WOW!"

(Note: in the state of Florida each building that is 40 years old must undergo an in-depth inspection, and if a building was not so well-maintained, and inspectors find any faults with the building systems, roofing, etc. then each owner must pay a huge assessment fee to fix the issues - buyers beware!)

Now you decide for yourself - which of the two condos will be interesting to a foreign buyer and which one will be probably neglected and never considered - as there are too many questions to ask... and will they be answered... and why to bother if there are plenty of other properties for sale with the proper detailed descriptions...

Especially a comprehensive description with the financial info included is important for a foreign buyer who can even invest without visiting a property – if it fits his goals.

To your best business success,

Sincerely,
