Russian Investors’ and Realtors’ Ways to Pay for International Properties

We all know that sanctions against Russian buyers stop some of them from investing into properties in Europe and US, but there are still many legal ways nowadays for those who want to invest internationally anyway.

As I receive questions on the topic regularly and myself I am not a lawyer nor a financial advisor, I have tried to get a reliable information on the subject from the internet. Not many publications are readily available, but here’s what I have found and summarized for you.

Some legal methods how Russian investors and realtors can pay for purchasing properties internationally:

-Russians with second passports or permanent residency in other countries have banking accounts abroad, and thus can transfer money internationally. They are still Russians by origin and search the internet for investment properties in Russian, but they have no problem with making payments to any other countries.

-There are so called friendly banks in the world that allow Russians to transfer their funds from Russia to other countries with their help as an intermediary.

-Cryptocurrency transactions are acceptable for some international sellers and buyers.

-Quite a lot of countries don’t impose any restrictions on the Russian buyers, and thus investing in their properties is popular among Russians. Russia is a cold country for its most parts, thus resorts and vacation properties near the warm seas are always in huge demand between Russians - for renting out to tourists for profit and / or their own families’ vacations.

-There are even developers from such friendly countries with offices in Russia and they can take payments in Russian rubbles which is quite convenient for Russian investors.

-Sometimes an agency (realtor, lawyer, notary) can take care of the financial transactions while closing a real estate deal for a Russian buyer of an international property.

-If both parties (seller and buyer) agree to a transaction in Russian rubbles, they can do so right in Russia while the process of changing the ownership of the property will be done in the country where the property is located.

Laws and regulations in various countries are different, these are only general ideas, you have to analyze your own situation and find knowledgeable professionals if you want to sell to a Russian buyer.
