What Are Passive and Active Marketing Strategies for International Sellers of Real Estate? August 01, 2026 |
Hi Everyone,
Let’s talk about definitions of passive and active marketing first. - Passive marketing of real estate for sale means involving a realtor who will actually do the international marketing for you and then receive some predetermined commission on sale. Realtor may be local to the property for sale with the proven business abilities to reach international buyers - directly or through other realtors in the foreign countries (in which cases the local realtor will share his commission on sale with the overseas realtor). Such agreements are rather rare as usually nobody is willing to share. More often sellers prefer to have an agreement with a realtor or several right in the country where they think their foreign buyers reside. Agreements might be different in terms depending on many circumstances: the foreign country’s usual commission rates, what realtors do or don’t do for your marketing, etc. - Active marketing of real estate for sale means that the seller does the international marketing himself for his own money, but at the end doesn’t pay any commission on sale. Good for you if you know the language and culture of the country where your prospective international buyers are, otherwise you will need help with advertising and communication. Which way is better for you? Depends on your own preferences, character (do-it-yourself type or relying on others?) and yes, having or not some money upfront for marketing your property for sale to foreign real estate buyers.
