In the previous issue of this newsletter we talked about a personal experience of a Russian investor in Bali, and how it can help you as a developer or realtor in your marketing to foreign investors.

Now I have found another story of successful investing in Thailand on a Russian Thai News portal Pattaya People, and here is a short English version for you.

A young Russian woman, let’s call her Anna, mother of two kids, has made her career as a realtor in Siberia. The real estate company she works for has a branch in Thailand, and Anna with her family used to visit Pattaya each year and loved vacations there.

During covid travelling was not an easy task, especially with little kids, thus Anna decided to purchase a condo in Pattaya remotely. The whole process from looking at properties to getting the ownership of a new fully furnished and equipped 3-bedroom condo has been completed by video conferences. The price in rubles was lower than for 1-bedroom in Anna’s native town in Siberia.

After the pandemic restrictions were eased, the happy family moved into their tropical paradise home: Russian area, 10 minutes walking from the beach, with pool, sauna and fitness room on the roof.

Anna resumes her experience the following way:

- A condo in a tropical climate is cheaper than a much smaller apartment in her harsh climate northern town

- Buying properties remotely is very convenient

- The most important benefit is that she can rent her condo out to tourists when the family goes back home. For that she uses the same company with whom she bought. They take care of the rental business and send her money monthly. The yearly amount is 6 to 10% of the purchase price.

On top of that her condo’s market price is now 1.5 times more than the initial purchase price.

Now Anna considers mortgages on three more rentals assuming they will become her future sources of passive income. She believes in herself and praises Thailand as a very friendly country where tourists from any country are welcome.
